Flat Roofing in Preston

Flat roofs on Preston extensions and garages fail differently to a pitched roof. Ponding water, blistered felt and cracked corners are the usual culprits, not a slipped tile. A well-fitted EPDM rubber or GRP roof should still last 25 years or more.

Our network covers flat roofs on extensions, garages, dormers and bay windows across Ashton and Lea. While some roofs only need a patch, others need the deck replacing, so a good specialist tells you honestly which one you face. Also need roof inspections in Preston? Just mention it in your request.

Local specialists repair and replace EPDM, GRP and felt flat roofs on Preston extensions and garages, since each material suits a different job. A new garage roof costs £1,000–£2,000.

Roofing in Preston — what local roofers know

Preston falls under Preston Council, with postcode areas including PR1 and PR5. Flat-roof extensions are still common on the city's terraces and semis. A covering past 20 years old is worth checking before it fails outright.

Storm Isha added extra strain on ageing flat roofs across the region. Since a flat roof hides its problems until water actually gets through, a specialist should check the deck, not just the surface. See our flat roof materials guide for how the different materials compare. Our flat roofing page covers EPDM, GRP and felt in full, and roofers in Preston lists every service we offer here.

  • Welsh slate roofs still need like-for-like repair, not a mismatched modern tile.
  • Wind damage from Storm Isha loosens tiles, ridges and flashings.
  • Older pitched roofs are still prone to slipped tiles, worn valleys and perished underlay.

Flat Roofing in Preston — FAQs

Which flat roof material lasts longest?

EPDM rubber and GRP fibreglass both still last 25 to 30 years or more, on a sound deck with the right falls. Modern felt costs less but has a shorter life.

How much does a new flat roof cost?

As a guide, a garage roof costs £1,000–£2,000, while £1,800–£3,500 for a larger extension roof. A specialist should still quote from the actual roof, not a phone estimate.

Why does my flat roof keep leaking?

Ponding water, cracked upstands, or a rotten deck flexing underneath are the usual causes. Since a repair that ignores the real cause will fail again, insist on a proper diagnosis first.

Which is better: EPDM rubber, GRP fibreglass or felt?

EPDM is flexible, quick to install and excellent on garages and extensions. GRP gives a seamless, hard-wearing finish ideal for balconies and walk-on roofs. Modern torch-on felt is still a legitimate budget option. The right choice depends on the roof's size, traffic and detailing, so a specialist will recommend based on the actual deck.

How much does a new flat roof cost?

As a guide, replacing a single garage flat roof runs about £1,000–£2,000 in EPDM, while a typical extension roof runs £1,800–£3,500, depending on size and edge detailing. GRP costs a little more than EPDM; felt a little less.

How long does a flat roof last?

Old-style felt: 10–15 years. Modern high-performance felt: up to 20. EPDM rubber and GRP fibreglass: 25–30+ years when properly installed on a sound deck with correct falls.

Why does my flat roof keep leaking?

The usual suspects are ponding water from inadequate falls, and cracked or blistered covering. Failed upstands and flashings at walls and skylights, or a rotten deck flexing underneath, are also common. Since a repair that ignores the underlying cause will fail again, insist on a diagnosis, not just a patch.
